Pax Homes – One Year Anniversary Update

It’s been a while since we last gave an update, so I’m excited to bring you up to speed and share what we’ve been up to.

It has been a remarkable year of transformation and growth at Pax Homes since I took it into private ownership, underscored by significant milestones and strategic advancements.

Liberated from the constraints of the REIT structure, Pax Homes can now access more capital sources, allowing us to broaden our reach and, thus, our impact. Importantly, it also allowed us to individuals and organisations to buy a Pax Home, while offering homes for rent via housing associations. 

We feel it strengthens our foundation and accelerates our mission to improve the lives of autistic people and their families.

A testament to our commitment and trust in our vision, NHS England has approved Pax Homes for grant funding. This endorsement propels us forward, enabling us to collaborate closely with commissioning teams nationwide to introduce Pax Homes developments. We are working with several local authorities who are in the process of preparing their grant applications.

Our ambition is matched by our actions. Working in partnership with local commissioners, care providers, and a national housing association, we have begun planning submissions for three Pax Homes developments in Derbyshire, Dorset, and Leicestershire.

We have identified further prospective sites in The Borders, Cambridgeshire, and Lancashire and are pursuing opportunities in Hampshire, Hertfordshire, Suffolk, Peterborough, Norfolk, Oxfordshire, and Kent. 

These developments represent growth and a deepened commitment to fostering supportive environments where individuals can thrive.

Our efforts have resonated within the community, garnering the support of stakeholders, including individuals, families, care providers, housing associations, and local authority commissioners. This collective backing is a powerful affirmation of our shared vision for more accessible, inclusive housing solutions.

Furthermore, our dialogue extends beyond local spheres to the very halls of central government. With the invaluable support of Sir Robert Buckland, chair of the Autism All-Party Parliamentary Group and autism advocate and campaigner, we are now engaging with pivotal decision-makers. 

Earlier this year, we had the opportunity to discuss our initiatives with the supported housing team at the Department for Levelling Up, Housing & Communities, and we plan to meet with the Department for Health team in the forthcoming months. 

We’ve also been making productive strides with the specialist housing team at Homes England. Our joint discussions have opened the door to the exciting opportunity of accessing their expansive land bank. A visit to our first Pax Homes development is an important step in unlocking this potential. 

These discussions are crucial steps toward aligning our efforts with broader national strategies and ensuring our contributions are recognised and integrated into wider policy frameworks.

As we look to the future, we see limitless possibilities and numerous opportunities to make a substantial difference in the lives of many. However, to realise this potential, we seek to expand our connections further, reaching more commissioners, care providers, housing associations, land owners with Section 106 commitments and investors to spread the impact of Pax Homes.
